New Generation Homes will assist all applicants without regard to race, color, creed, sex, religion, national origin, familial status, marital status, handicap, citizenship/immigration status, ancestry, or any other protected class as defined by local, state, and federal fair housing laws.
Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide New Generation Homes LLC. with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides New Generation Homes LLC. with a PTSR, New Generation Homes LLC. is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for New Generation Homes LLC. to access or use the PTSR.
If Applicant provides New Generation Homes LLC. with a PTSR:
a) the PTSR must be available to New Generation Homes LLC. by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports;
b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and
c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
Application Information:
- A separate application is required for each applicant over the age of eighteen (excluding dependent children) Who intends to reside in the property. This guarantees our compliance with Federal, state, and local Fair Housing laws.
- Complete all sections and answer all questions thoroughly; the more information you can give us the better. Incomplete applications will not be fully processed.
- Applicants MUST view the inside of the property (either in person or by a video walk-thru) before the application will be processed fully. We are not responsible for making sure you get a video walk-through. IF the house is vacant, you must have someone you know walk you through it. We are not trying to be difficult. We need to make sure you like the property and it's location.
- Every application must be accompanied by a $35.00 non-refundable processing fee, a signed Rental Transaction Disclosure, and Applicant’s Acknowledgement & Hold Harmless Agreement form, the Lead Paint Disclosure (if applicable) and Radon Disclosure. Once you submit your application the $35 will not be refunded.
- * Please note - we do not process the charge if we don't START to process your application due to the fact we did not get to it.
- A lead-based paint disclosure and a radon disclosure will be sent to you during the process of your application via the email you put on your application. This disclosure must be signed by all applicants and returned to become a part of your rental applications. By signing below applicant acknowledges that this application will not be fully processed until the lead-based paint disclosure had been signed and returned.
Applicant also certifies that they accept the digital version of the EPA pamphlet and that they are able to read it in the digital format by singing this document.The EPA also requires that the pamphlet “Protect Your Family From Lead in Your Home” be made available when renting or selling houses constructed before 1978. - Applicants are not accepted on a “first-come, first-served” basis, but on a best-qualified basis.
HB 19-1106 Compliance:
New Generation Homes incurs various operational expenses in processing applications. These encompass a spectrum of expenditures, including payments to a third-party software provider for credit, eviction, and criminal background checks, compensating our staff members on an hourly basis for application processing, and utilizing software to facilitate efficient execution of associated tasks. The effort and time devoted to application processing involve collaborating with applicants to ensure application completion, maintaining communication with prospective tenants throughout the application procedures, and securing past rental housing references, proof of income, and completing pet screening profiles, among other tasks. After a comprehensive evaluation of all costs and the computation of out-of-pocket expenses related to application processing, it has been established that the cost amounts to approximately $75 per application for our company. However, in the interest of equity and to remain competitive in the market, we have opted to set a uniform fee of $35 per adult applying for residence.
PETS:
- We require all applicants to register at Pet Screening, Inc., a third-party pet screening and assistance animal validation provider. There is no charge unless you have a pet. There is a $20 charge to register your first pet and $15 for subsequent pets. Use this link to register: https://newgenhomes.petscreening.com/
- NOTE: We do not accept vicious or attack-trained dogs. Pets, if they are cats and/or dogs should be neutered or spayed. No snakes or other reptiles and no birds!
- a. Applicants who do not have pets will be asked to affirm that they understand our pet policies.
- b. Applicants who have pets must submit detailed profiles of their animals, including age, breed, sex, current licensing, shots, and photos, for occupancy qualification. These pet profiles will be accessible to applicants for one year, unless renewed, and can be shared with others at their discretion.
- c. For applicants seeking special accommodation for an assistance animal, verification of the need for the animal is required. We do not accept documentation from online companies that merely charge a fee for paperwork, without evaluating the genuine need for an emotional support animal.
- Note: It is against the law to intentionally misrepresent a need for an assistance animal under Colorado Revised Statutes 18-13-107.3 and you may be prosecuted for such misrepresentation.
- If your pets are accepted there is a $35.00 per month pet fee, per pet.
CREDIT:
At New Generation Homes, we conduct a thorough screening process to ensure a positive living experience for all applicants. We'll check your credit report, which includes your FICO credit score, eviction, bankruptcy, and criminal history. Additionally, we'll reach out to your current and past landlords, as well as your current and past employers to verify the details on your application.
Generally, bad credit will disqualify you but we understand that circumstances vary, and we're here to work with you. If you have credit challenges, please inform us in advance. Providing a letter of explanation along with access to your last 12 months of certified bank statements can assist in the qualification process.
For applicants seeking housing subsidies, adverse credit or a lack of credit won't be a considered. Instead, we'll review bank statements from the previous 12 months to assess your financial ability to cover your portion of the rent each month.
Income Verification:
- Please provide copies of pay stubs for the previous 90 days, access to your certified bank statements, or a letter from your employer on company letterhead to verify income. If you are self-employed, you will be required to verify your income with copies of tax returns, 1099s and/or other relevant data. Income should be at least TWO times the rent or twice the amount you'll be responsible for if you receive a public housing assistance program like Section 8.
- If you have other income you would like us to consider in qualifying your application (such as Social Security benefits, Retirement or Pension benefits, Alimony or Child Support, Disability payments, Savings and Investment Income, public housing assistance, etc. ), please provide verification of other such income.
Disqualification:
- Any intentional falsehoods or misrepresentation of facts will result in automatic disqualification of the application.
- Applicants that possess a felony record with a guilty adjudication or adjudication withheld within the past five (5) years will be disqualified. All individuals listed on a terrorist watch list or those with a felony conviction related to homicide, manslaughter, stalking, sex offenses requiring registration, and/or manufacturing and/or distribution of a controlled substance will be automatically disqualified no matter when these infractions occurred. We evaluate applicants' criminal histories on an individual basis, striving to ensure fair treatment and equal housing opportunities for all.
If you are accepted as a tenant:
- If you are accepted for Tenancy, a payment in the amount of twice the first month’s rent (in cash or cashier’s check) is due when the contract is signed. We will also require a copy of your current driver’s license (or other government-issued photo ID). If you have pets and they are approved, there is an additional “Pet Fee” of $35.00 per month, per pet.
- We also require Renters Insurance and that you add New Generation Homes as an interested party. You have the option of providing us with your policy number or buying renters insurance through your tenant portal starting at about $13.00/month.
- No smoking or vaping of any substance is allowed in any of our properties (including the garage). Growing, cultivation, smoking, cooking, raising or dispensing of marijuana is strictly prohibited.
- Properties will continue to be shown and applications accepted until a rental contract is signed and an amount equal to twice the monthly rent has been received; however, a special accommodation may be made for the portion of the rent due from a source providing a rent subsidy to an otherwise acceptable applicant.
- Remember the rent listed in the ad comes with a maintenance agreement.
New Generation Homes believes that our tenants are our greatest assets. We strive to change the relationship between tenant and landlord. We work WITH tenants to provide well-maintained houses for long-term occupancy to people who wish to take our houses and make them their homes. Our typical tenants rent for multiple years (our longest tenancy is 12 years and going). IF ACCEPTED FOR OCCUPANCY, NEW GENERATION HOMES EXPECTS YOU TO MAINTAIN THE HOUSE AND GROUNDS AND TAKE CARE OF THE MINOR MAINTENANCE AND EXPENSE THAT COMES FROM LIVING IN A HOUSE. IF WHAT WE OFFER APPEALS TO YOU AND YOU ARE WILLING AND ABLE TO TAKE ON THIS RESPONSIBILITY, THEN WE INVITE YOU TO APPLY TO RENT THIS PROPERTY.
OUR QUALIFYING CRITERIA
- Income should be 2 times the monthly rent (or 2 times the applicant's portion of rent if participating in a public housing assistance program - i.e. Section 8)
- 700+ FICO credit score or 12 months of bank statements which demonstrate your ability to consistently pay rent on time.
- Stable employment & Income
- Positive rental history (and/or mortgage payment history)
